The property located at 50 Willows Park Grove was purchased by a Pitt Town family looking to upgrade to acreage living.
Agent Kate Lumby from Lumby Hampson said the purchasers are not alone in their quest to find more space, with land continuing to be a drawcard for families. The price gap between residential and acreage properties has narrowed due to unprecedented value growth in Sydney house prices over the past two years.
“The changeover to buying an acreage is not as high as it once was even with prices stabilising from the market peak,” Ms Lumby said. “It is not just Hills residents who are looking, we have received enquiries from right across Sydney.”
The property, which had a price guide of $4.25m, features a five-bedroom homestead with a one-bedroom granny flat plus an 18m x 12m shed.
“The Cattai and Maroota market appeals to people looking for large parcels of land for either horses or running livestock – they also like the recreational side of being close to the Hawkesbury River,” said agent Will Hampson.
Other recent Lumby Hampson sales include 20 Bangor Rd, Middle Dural, listed with a price guide of $2.5m. The Cape Cod-style residence proved popular for residential buyers wanting to make the transition to acreage living.
There was strong competition for 10 Cranstons Rd, Middle Dural with 16 registered bidders when it was auctioned last month. The 1.8ha estate known as ‘Merrifield’ fetched $4.7m under the hammer – which was $700,000 above expectations.
