It was ranked sixth in the REA’s list of top NSW performing suburbs behind Wyee (124 percent), Austral (132 percent), Byron Bay (114 percent), Copacabana (106 percent).

Also recording strong growth was Cumbalum (90 percent), Teralba (88 percent), Glenorie (88 percent) and Sylvania Waters (84 percent). Agent and auctioneer Will Hampson from Lumby Hampson said lifestyle is continuing to drive the property market in Sydney’s northwest as buyers look to create their own private retreat, following last year’s length lockdown.

“Box Hill has the added advantage of being in a growth area, so the homes are shiny and new and that is very attractive for a lot of buyers,” he said. “People see value in the area and being part of an emerging new community with the upcoming shopping centre, new schools and parklands.”

A striking custom-design home set on a 480sqm block at Box Hill impressed buyers when it sold at auction for $1.79m through Lumby Hampson. Completed just 18-months ago, the property located at 14 Celestial Street included a cinema room with a $10,000 sound system. Its stunning parents retreat features an ultra-luxe ensuite with freestanding bath and steam shower.

“It had been built as a ‘forever’ home but the vendors had an exciting new opportunity so had to make the difficult decision to sell,” agent Kate Lumby said.

“They were adamant from the beginning they didn’t want to build a cookie-cutter display home, so they sought out a designer to help them create something special and it really resonated with buyers.”

Located within the ‘High Grove at Box Hill’ estate, the property also included a French Provincial style kitchen fitted with Smeg appliances. Its superb outdoor entertaining area featured a paved entertainment terrace surrounded by landscaped gardens plus a builtin spa.
